A new proposal has been lodged with Dun Laoghaire CountySteeringto redevelop the former Deerhunter site with A 141 bed, 5-storey nursing home A 3-storey Lidl supermarket A medical centre 139 parking spaces You can download the full plans here as a pdf: Deerhunter planning using 2015 (pdf) Proposed Nursing Home at Sallynoggin Roundabout This follows the failed planning using lodged last year to redevelop the site with a drive-through fast supplies restaurant. I previously wrote well-nigh proposal. Nursing Home Elevation of planned Nursing Home for proposed minutiae of Deerhunter site in Sallynoggin 2015 Planning rules state that a nursing home must provide unobjectionable unshut space – well-nigh an acre for every 200 people.  There are 141 beds planned so that’s well-nigh two thirds of an acre of unshut space required. The planned nursing home is a large office block-shaped, rectangular towers to be placed near the roundabout.Consideringthe site is curved, the leftover shit of unshut space land are oddly shaped; the result of pushing a square peg in a round hole. I would prefer if the nursing home was laid out so that the unshut space was contained in a inside courtyard, rather than expecting older people to spend time outdoors, next to a roundabout. The towers should be configured to follow the contours of the site boundary.UnbelieveSupermarket Elevation of planned Lidl Supermarket for proposed minutiae of Deerhunter site in Sallynoggin 2015 An ALDI supermarket is once planned for Sallynoggin on the site of White and Delahunty Motors. That plan is currently going through planning and is stuff appealed by Tesco. This plan proposes a Lidl. This will midpoint that the zone in future will have a Tesco, an ALDI and a Lidl. I can’t see how small retailers in Sallynoggin village will be worldly-wise to stay unshut when faced with this competition. Landmark site Site plan for proposed minutiae of Deerhunter site in Sallynoggin 2015 This site is at the top of a hill and the gateway to Sallynoggin. Whatever is built here will be a landmark for the area. The proposed nursing home looks like an office woodcut rather than a home. Lidl have proposed their standard shed-type building. I think they should do a lot better. Last year’s proposed redevelopment was refused considering of the poor quality of the tracery proposed.  It’s a thwarting that this scheme looks like it’s using an industrial manor style guide. Parking There are 139 parking spaces planned and it appears that none of these are wired for electric vehicle charging. In years to come when electric vehicles are common, the wiring should be in place to indulge this. The county minutiae plan states that at least 10% of parking spaces in a new minutiae should be misogynist for electric vehicle charging. If you have any thoughts on this or on other issues in Sallynoggin then please let me know- Ossian osmyth@cllr.dlrcoco.ie ***UPDATE 24/Feb*** The planners have requested ‘further information’ on this using which will wait the visualization to legitimatize or refuse. The planners have suggested that the plans be revised so that the side of the Nursing Home fronting onto Sallynoggin Avenue is reduced in height by one or two storeys and that it is wrenched up to ‘provide visual interest’.  Also they suggest using higher quality materials in the facades of the Nursing Home and the Supermarket. There are 17 changes requested in all and I suspect that by the time the developer has answered all of them, that the ALDI will be tried by Bord Pleanala, permitting the steering to refuse the Lidl. I think we have unbearable lidl supermarkets in the locality and as for the objections from Tesco and John Rushe (SuperValu), they are not located in Sallynoggin and I think it is up to the residents to have the choice. The steering has now elapsed granting clearance for the Lidl at the roundabout and I expect that if Aldi is given permission, the steering won’t indulge flipside unbelieve supermarket virtually the corner. Sallynoggin is short of shops! But I think that an Aldi and a Lidl together might gravity the closure of those shops facing the denomination and virtually the old post office.
